Midtown Dental - Build Progress
Location: State Street
Project Type: Commercial Remodel
Completion Target: October 2026
This project transforms the former Schlotzsky’s Deli building on State Street into the future home of Midtown Dental.
Originally designed for restaurant use, the building is being thoughtfully reworked to support a modern dental practice. In partnership with Endeavor North Design Architects, the remodel focuses on functional flow, patient comfort, and efficient spaces, while adapting the existing structure to meet the specific needs of a dental office environment.
From early planning and design coordination through construction, this project reflects a careful balance of reuse and reinvention. Updating an existing building allows the project to maintain a familiar footprint within the community while giving it an entirely new purpose.
Phase 3: Framing - January 30, 2026
Interior framing is officially underway. Crews are completing interior framing while also addressing select structural fixes, along with the construction of non-bearing walls throughout the space.
To keep everything aligned and moving efficiently, pre-HVAC and plumbing meetings are taking place this week. These early coordination meetings help ensure mechanical systems integrate seamlessly before walls are fully closed in.
We are also holding an on-site meeting with Endeavor to review framing in real time. This allows us to confirm that all layouts accommodate mechanical, plumbing, and electrical needs while aligning precisely with the engineered design. The goal is simple: make sure everything fits, functions properly, and supports the long-term performance of the space.
This page will be updated periodically with progress photos, construction milestones, and behind-the-scenes looks as the project moves toward completion in October 2026.
Phase 4: Rough-in - March 25, 2026
As we move into the final week before sheetrock, multiple trades are working in tandem to bring this phase to completion.
Electrical, HVAC, and plumbing rough-ins are wrapping up this week, ensuring all systems are properly installed, tested, and aligned with the overall layout before walls are closed. This stage is critical, as it sets the foundation for how the space will function day-to-day once complete.
Toward the end of the week, crews will begin installing interior sound insulation. This is an important step for a dental environment, helping create a quieter, more comfortable experience for both patients and staff.
With these elements coming together, the project is transitioning from structural framing into the next phase, where finishes and interior spaces will begin to take shape.
